Architectural Plans

This is a new LEED for Homes residence on a previously developed lot in the Braes Bayou area. The project is a 3,200 sq ft wood frame two story 4 bedroom 5 bath home with integrated carport. 

Here is a summary of the main plan pages - we will be posting some additional details as the building process gets underway, and sections are finished.

Front Elevation

Our goal was to mix modern materials with a traditional, New-England look. We plan on a metal roof for a modern look, durability (LEED consideration) and strong radiant barrier. Design includes a cupola and dormers, for a more traditional look.

Site Plan

Replacing our 1,900 sq ft 1950's bungalow with a two-story 3,200 sq ft house will allow us to gain additional yard in the back, with more drainage space, which is a LEED consideration.

First (Ground) Floor

The house has a simple, traditional shape, which is efficient as it has relatively large volume for less surface area. The flow is open, and family oriented, with a kitchen-eating-family area as a U around the back porch. The stairs come into this family area, not the entry way as is often the case with current planning. The guest room is therefore a little private and seperate from the main family area. (N.B. the plan calls for a dark room, but will not be built for wet photography).

Second (Upper) Floor

The bedroom floor has a simple design also, with the kids in the more private back of the house, and the master suite towards the front. A luxury here is that each child has their own bathroom. The stair is topped by the cupola, with natural light entering.

This section shows the assymetric lightwell coming down from the cupola, and reaching to the eating area on the ground floor.

You can see the side of the house here, where the carport connects to the door that goes into the utility room and kitchen, which will be families main entry into the house.

Another feature we are adding to the house are rolling shutters, which are useful to shade windows, and above all during hurricanes - no more running around looking for plywood and nails...!
